Get to it late or do it wrong, and delamination, structural rot, and a tanked resale value aren’t worst-case scenarios — they’re what you’re actually looking at. Step 1: Leak Detection and Documentation

Water intrusion in Class C motorhomes can hide for months before you spot the damage, which is why catching a leak early is the difference between a sealant job and a structural rebuild. Wait for rain or hose down your roof, then move through the interior systematically — check the ceiling in all corners, around light fixtures, inside overhead storage, behind the AC unit, and near every roof vent. You’re looking for water stains (brownish or yellowish marks), soft spots when you press the ceiling gently, wallpaper or upholstery that’s peeling or bubbling, actual drips, or that unmistakable mold smell. Use a flashlight to peer behind fixtures and cabinets where water tends to pool before you ever notice it. Take photos of every suspicious spot and sketch out a rough map showing where each one is located. Keep in mind that water moves sideways along structural members before it drips down, so the stain you see indoors could be coming from a roof penetration that’s several feet away.

Step 2: Exterior Roof Inspection and Preparation

Pick a clear, warm day (aim for 50–90°F) when you can safely get on the roof without slip hazards. Use a sturdy ladder with stabilizer feet and never attempt this work in wind or on wet surfaces. Step 3: Cleaning and Surface Preparation

Nothing new will stick to a dirty roof, and half-bonded sealant is worse than no sealant at all. Grab a dedicated rubber roof cleaner like Dicor RP-RC-1GL and scrub the entire zone around each repair spot, going out at least 6 inches on all sides. Follow the product instructions — usually you brush or cloth the cleaner on, let it sit for 5–10 minutes to dissolve oxidation and road grime, then rinse it clean with water. Step 4: Removing Failed Sealant

Wherever the old sealant has cracked, peeled, or pulled back, you need it gone before you apply fresh material — there’s no shortcut that works. Take your plastic putty knife and carefully peel away all the dead sealant, moving slowly to avoid puncturing or tearing the roof underneath. For any crack, tear, or place where the roof material is visibly compromised, run a strip of Eternabond tape over it before you tackle it with liquid sealant. Size the tape to reach at least 2 inches past the damage in all directions — 4-inch-wide tape covers most repairs. Pull back about 2 inches of the backing, line it up over the problem spot, and push down firmly. Peel away more backing as you go, pressing the tape down in sections to avoid trapping air. Once it’s fully positioned, use a J-roller or a hand roller to press down hard and evenly across the whole tape, paying special attention to the edges where peeling is most likely to start.

Step 6: Applying Lap Sealant to Seams and Penetrations

Overlap any existing sealant that’s still sound by at least half an inch. Apply generously — aim for roughly 1/4 inch thick and 3/4 inch wide when laid out. Keep steady pressure on the trigger for smooth flow. The AC unit gets special attention at all four corners where it contacts the roof, since those corners are leak hotspots.

Step 7: Sealing Roof Seams and Final Inspection

The Odyssey’s EPDM roof is made of sections joined by seams that run along the length of the roof, and those seams are sealed at the factory but degrade over time. Run a bead of lap sealant down the entire length of each seam, covering the seam itself plus about an inch on each side. Give extra attention to spots where seams cross each other or terminate — those junctions fail first. Don’t overlook the front joint where the fiberglass cab-over connects to the rubber roof; this transition flexes constantly while you drive and needs a thick, flexible seal to stay watertight. After you’ve applied all the new sealant, take a step back and look it over from different angles — check for any spots you missed, thin patches, or trapped air bubbles. The sealant will smooth itself out over 24 hours, but stay off the roof during this period and don’t drive until it’s cured. Make this a yearly habit, and your roof will stay dry.
