Watch for water stains (rust-colored or yellowish marks on the fabric or wallboard), soft or spongy spots when you press on the overhead, peeling trim or wallpaper, actual water beading up inside, or that distinctive mildewy odor that means moisture has been settling in. Use a flashlight to look up into overhead storage and behind light trim. Photograph each suspect spot and sketch a rough diagram showing which areas are compromised. Where old sealant has detached or turned to powder, you have to scrape it off before laying down anything new, or the new stuff will fail just as fast. Take a plastic putty knife and methodically peel away all the dead material, being careful not to gouge or puncture the rubber underneath. If the old sealant is rock-hard and won’t budge, try an RV-rated sealant remover to soften it first, but test it on a hidden spot to make sure it won’t damage your particular roof. Once you’ve got the old material off, run the cleaner over the area again to remove the greasy residue that sticks around. Pay special attention to the edges—they lift first if they’re not sealed down completely.

Step 6: Applying Lap Sealant to Seams and Penetrations
