Step 1: Leak Detection and Documentation
Water intrusion on a Wayfarer often hides longer than you’d think, advancing through insulation and cavities while the damage above your head spreads silently. Hunt for leaks systematically from inside during or right after heavy rain, scanning the entire ceiling, every light fixture, overhead storage cubbies, and the zones immediately around the roof air conditioner and vent pipes. Signs you’re looking for: water stains ranging from pale tan to dark brown, soft or spongy spots when you press upward on the ceiling, wallpaper or fabric peeling or bubbling, standing water droplets, or that distinctive sour, musty odor that signals mold colonizing hidden spaces. Grab a flashlight and peer behind and inside fixtures — water often pools in places you can’t see from standing height. Photograph every suspicious mark and sketch a rough diagram of your interior, plotting each leak site’s location. Remember that water doesn’t travel straight down; it flows along the structure and can pool or emerge feet away from where it actually entered the roof, so the stain on your wall may point to a hole that’s actually several feet forward or aft.
Step 2: Exterior Roof Inspection and Preparation
Choose a day when the forecast is stable — temperatures ideally between 50 and 90 degrees Fahrenheit — and the roof has been dry for several hours. Wind and wet surfaces are hazards that aren’t worth the risk. Use a tall, solid ladder with stabilizer bars and take your time getting onto the roof. Tiffin Wayfarers have either EPDM or TPO rubber membranes that can support your weight if you’re respectful — soft-soled shoes and no kneeling on loose nails or sharp objects. Walk the full length and width of the roof, front to back, stopping at every penetration: each vent, the AC unit, antenna mounts, ladder brackets, solar panel frames if installed, and the front seam where the fiberglass cap meets the rubber. Examine the sealant bead along every seam and around every fixture, looking for cracking, separation from the substrate, brittle or chalky texture, or visible gaps. Use strips of painter’s tape to flag each compromised spot so you don’t overlook anything when you’re working.
Step 3: Cleaning and Surface Preparation
Sealant won’t stick to a dirty or oxidized surface, so cleaning is the one step you cannot skip or half-do. Apply a dedicated rubber roof cleaner (Dicor RP-RC-1GL is the standard) to the entire repair zone, extending a minimum of 6 inches outward from the damaged sealant in all directions. Let the cleaner soak for 5–10 minutes to dissolve old oxidation and road film, then scrub gently with a soft brush and rinse thoroughly with clean water. For hardened sealant or stubborn grime, a plastic putty knife works; metal tools risk gouging or puncturing the membrane and creating new leak paths. Once cleaned, let the area dry completely — two to four hours depending on humidity and air temperature. Any trapped moisture underneath new sealant will break the bond and the repair will fail within months.
Step 4: Removing Failed Sealant
Old sealant that has lifted, cracked, or separated must be scraped away before you apply new material, or the new bead will simply crack and pull away again. Work slowly with a plastic putty knife, lifting away all loose and failed sealant without gouging the roof underneath. Once fully positioned, use a J-roller or hand roller to apply solid, even pressure across the entire tape surface, paying extra attention to the edges — those are the first spots to lift if the adhesion isn’t complete.
Step 6: Applying Lap Sealant to Seams and Penetrations

Step 7: Sealing Roof Seams and Final Inspection
Wayfarer rubber roofs are laid in panels that create lengthwise seams running front to back. These factory seams deteriorate and need re-sealing as routine maintenance. Apply lap sealant along the entire length of each seam, creating a bead that covers the seam centerline plus approximately one inch on each side. Pay close attention to any place where seams intersect or terminate, as stress concentrates at those junctions and leaks often start there. The front seam where the fiberglass cap meets the rubber is especially critical — it flexes with every mile driven, so lay down a thick, generous bead and don’t economize. After all sealant is down, walk back and survey your work from different angles, checking for gaps, thin spots, or trapped bubbles. The sealant will self-level over the next 24 hours, but keep traffic off the roof and don’t drive until it’s fully cured. Make a note on your calendar to inspect and reseal seams annually — it’s the best insurance against silent water damage.
